National homebuilder PulteGroup plans to bring 62 new homes to Aladdin Road in Mandarin, with sales for the community set to begin in October.
The development, called Oakmere, will feature 11 floor plans on 80-foot homesites just off the San Jose Boulevard retail corridor, the Jacksonville Business Journal reported Thursday, Sept. 3.
No prices have been announced.
The project arrives amid a stretch of residential growth along the corridor. On Aug. 11, Jacksonville City Council approved rezoning of the former Kings Trail Elementary School site on Old Kings Road South for up to 110 single-family homes by Dream Finders Homes, as we reported Sept. 2. On June 9, the council approved a separate rezoning on San Jose Boulevard, permitting single-family dwellings with 80-foot minimum lot widths and a waterfront amenity on roughly 3.14 acres.
The Aladdin Road site has drawn scrutiny before. In January 2025, the Southeast Citizens Planning Advisory Committee voted unanimously to deny a rezoning request at 12511 Aladdin Road. That application, Ordinance 2025-0061, sought to convert 29.4 acres from RR-Acre to a planned unit development for up to 63 single-family homes. The committee cited concerns the project would change the character of the existing neighborhood.
Whether PulteGroup's Oakmere sits on the same parcel or a different Aladdin Road site could not be confirmed from available records. The earlier denial involved a nearly identical home count on the same road.
District 6 City Council Member Michael Boylan introduced the Mandarin Area Preservation Project at a May 18 Southeast Citizens Planning Advisory Committee meeting, focused on preservation, beautification and civic engagement as development accelerates in the area.
PulteGroup has not announced a model home opening date or construction timeline beyond the October sales launch.
