Mandarin homeowners watching property values and house hunters eyeing the San Jose Boulevard corridor received notable market news this month: Duval County’s median single-family home price was $335,000 in July, down 4% from June, according to data from the Northeast Florida Association of Realtors.
The figures cover all of Duval County, including Mandarin. The median price was still 3.1% higher than in July 2025, Florida Politics reported. The month-to-month decline, increased inventory and longer marketing times point to a more balanced market that has become more favorable to buyers.
Inventory Is Climbing Across the County
Homes spent a median of 28 days on the market in July, a 16.7% increase from June. Active inventory reached 3,561 homes, representing a 3.9-month supply. Closed sales totaled 909, down 12.7% from June and 8.7% from a year earlier. Pending sales stood at 624, while new listings fell 6.6% to 1,309.
Duval County's Home Affordability Index rose to 98. The index measures whether a typical family earns enough to qualify for a mortgage on a typical home using current interest rates, median income and median home prices, assuming a 20% down payment. A higher score indicates greater affordability; an index of 100 means the typical family has exactly the income needed under the index's assumptions.

Duval County had the highest affordability index among the major Northeast Florida counties reported by NEFAR, although the available report does not support the broader claim that it is the region's most affordable county by every measure.
NEFAR President Kim Knapp said the market is becoming more balanced.
"July's market reflects a healthier balance for both buyers and sellers," Knapp said. "Buyers have more choices, more time to make decisions, and greater flexibility than we've seen in recent years, while sellers who price and prepare their homes well continue to attract strong interest and sell faster."
